Commission Engineered Drawings
If you are looking to build or remodel a medical office, restaurant, gym, clothing store, warehouse or building, your going to need engineered drawings for construction. During the permit process the City or municipality will require stamped engineered drawings such as Architectural, Mechanical, Electrical to ensure all local building codes are met. We are able to take your idea to the next level and commission the drawings required to obtain your permits. Clarity is key during construction, and nothing can beat a good set of clean, legible, professional drawings to ensure your project goes smoothly!
Permits
Dealing with the City or municipality can be frustrating at times, but we will act as your representative in all matters regarding the permits and inspections required for local building codes and regulations. Trusted Developments is licensed and registered to interface with the City of Calgary and surrounding authorities to gain permits for Demolition, Development, Building, Electrical & Fire Alarm, Mechanical/HVAC & Plumbing, Sprinkler & Fire Alarm Verifications
Demolition
Sometimes you’ve got to take out the old to start on the new, and we have no problem taking down existing building infrastructure. We use only trained, skilled labour to ensure personal and public safety is guarded and maintained at all times. We strictly follow proper waste removal & dumping procedures to guarantee disposal requirements meet local environmental standards.
Build
Let’s get building! Finally, all of the pre-planning, scheduling, and material ordering can come together and become something fantastic. By this point anything with long lead times has been ordered and will be arriving according to schedule. We are then ready to hit the ground running. All of our amazing trades come and go as required through the course of your project, like various instruments playing in a symphony. Each tradesperson is well oriented with your projects’ individual needs and also knows what contribution is required from other trades, so project vision can be carried through. The majority of the build is handled in-house by Trusted Developments staff who are qualified and licensed for their specialized trades while a portion of the work is taken care of by trade partners who fall under the Trusted Developments umbrella. All of this is directed and overseen by Trusted Developments to ensure project safety and quality control standards are met. During this process we will be meeting with local code regulators and City inspectors as required by our various permits.
Occupancy
We are nearing the finish line, construction timelines and budget are met and its time to move in. However, we still need to work with City Building Inspector and Fire Department to ensure all Occupancy regulations are met. We will be do a thorough walk through of the property to make certain all barrier free access requirements are in place, and fire safety items are checked like exit signs and emergency lighting. There will also be a full review of all construction documents to ensure all trades are complete and signed off, as well all verifications and commissioning of mechanical systems have been completed. Once we have satisfied the City of all requirements, and you have with your business licence, you will be granted occupancy. This means you are now open for business and can accept general members of the public onto your premises. Congratulations! .
Warranty & Touch-ups
We provide a 1 year limited warranty on all finished Trusted Development’s installations. Any construction deficiencies will be noted on an occupancy walkthrough between the Project Manager and Client, which shall be noted and be attended to care of in a timely manner.
